price goes down when theres a lot around and the SHIT goes first for what ever you can get
being stuck with a perishable product is not something anyone wants to see happen.. price just goes down faster and making it into anything just gets more expensive when its shit!

This forum is full of haters, if the plan can pass the smell test here it can pass in the real world. There are a couple outstanding growers here, that I wouldn’t hesitate to bring on board. The project is still in its infancy, and I’m still researching if the model will work. I’m not recruiting as much as surveying.....for now. The same questions and concerns will come up with the investors, I’m just doing my due diligence in order to make this plan a reality.

Have a lawyer read the contracts,
Sounds like the O/O will be putting his neck on the line for a million plus .
Be no different if i dropped a mill on a welding shop, or buying into any other business.

Price is currently plummeting, people are looking to dump their product now before they are left holding the bag. Once the grey market product is gone I can see prices going back up. As there will be less supply at 1st.

Absolutely, due diligence is important. There will be some risk, but we will try and mitigate that as much as possible. These are professional business men, lawyers will be involved garenteed. The goal isn’t to set you up and walk away, it’s to set you up to help the investors be profitable in rec stores. If you fail, they fail. More risk for land owners who just want the facility, because you will need to use your land as collateral. If they supply fianancing for the facility and land, the purchased land would be their security until the loan is payed back. The investors need security too.

3 finger building seems weird, 4 seems like a better use of space. 4 you could spilt the power load over 24 hrs . 1/2 is lit at a time
So your drawing equal over 24hrs .
Would also allow you to work 10-12 hrs a days
In the middle of the cycle, hitting every room
What’s the cleaning plan with the soft pots ?
That will get old real fast .

4 flower building .... veg , processing n drying in the middle .
Start each one in 2ish week intervals , then after 8-9 weeks you start cropping every 2 ish weeks

I didn’t see any light dep in the greenhouses. Would be difficult to run perpetual without it.

Yeah prices are down right now, seems 1300 is the basement price in Ontario on multipack. I expect a price hike near legalization. Supply demand. Health Canada already wants to bust “super grows” so that will help. If we get another med program revamp prices will climb too. Some people just refuse to understand we won access not to grow. When online and store front comes...bye bye grow permits. Watch the “noo nooo they can’t do that” Just like MMAR right?

My veg room would look similar, tiered with LED. Not a fan of the blurple lights,or the $50+ sqft for the racking. Was quoted $40k to do 1 room with similar rolling racking.

I wouldn’t run a green house ,
And wouldn’t have it setup the way they have it.
I only run big plants because I have a count
If I had a micro lic , SOG/vert .
Growing stock isn’t a good business plain.
