Anyone in any way interested/challenged in psychology/ego handling - check this thread I made just a while ago.

 
The Sacred Capybara came to me in a dream, and told me to take a half day today.
Going to get some yard work done and grill some kind of domesticated swine (not equine!) for the lady friend/landlord. Should be an awesome afternoon.

Had the first cherry tomato from the garden, wonderful burst of flavor. Maybe I will be able to get a harvest that ends up in the house this year. I promised her a BLT before last season, and I have not been able to pay up lol.

Anyways, t minus 60 minutes until I join the queue of the wretched and unwashed IT masses.
Another pot of coffee consumed, and yet no plan for escape from this orbit. The gravity of responsibility will drag me, kicking and screaming, through my day, again.

There is always tomorrow, until there isn't.

Thank you! It's hard to believe when I bought this house I had a single drill and a 150piece set of Craftsman ratchets I got in the late 90's. The first week in the house back in 2008, youtube trade school and I re-plumbed both the upstairs bathrooms, one of which needed new drywall.

I look at the drywall I did in year 1 and compare it to now, and holy crap I've gotten so much better. I can't wait to get back around to that bathroom and fix my mistakes.

Today we had the carpet installed. Once the installers were done, I did a couple hours of youtube trade school and tried my hand at floating plank flooring installation for the first time in the downstairs closet. Trial test before I tackle the 500 sq feet of LPV on the middle floor of the house. Don't mind the loose baseboards, that's just puzzling the miter and coping joints back together and checking the color of the trim paint. Finally going to have my living room back before the end of next week.

Yes, it's just a matter of when. Some chuckle fart investor brothers bought every last bit of livable and affordable real estate in Vegas the exact same weekend we flew out there in 2023. We got home to find every house we looked at that weekend or had bookmarked was pending or sold. That left the market with only absolute dumps and $650K and up properties. It didn't recover by the time we wanted to move (before child-spawn started high school.)

Since kiddo has now gotten firmly established in her high school, we've decided to wait until she graduates and gets booted out to the upper echelons of being a college puke. That puts us back to 2028, which we decided to just use the extra time to get the house to the best possible sale quality instead of rushing and just slapping paint up and running. Which is what we were planning until Vegas became basically rental only during our ideal launch window.

So we'll turn that around into another 3 years of upgrading our house to having spiffy Rave / Tron LEDs in every room and 3 more years of 3 equity since we're on the back half of our mortgage.

You should look into the Tucson area, there are up and coming areas close to mountains for a decent price. It's a laid back university town with 23 miles of the best Mexican food in the country.
 
Went out on a nice, albeit shorter, rip yesterday. Forecast said high 70s, but down at the lake it was low 60s. I was freezing in a t-shirt and shorts, little better when I put on my hoodie. Today is supposed to be almost 90f and humid, but I bet it will be cooler near the lake again. I'll find out, I'm gonna head out earlier because it may rain starting about 6pm. I want to be back inside by 5:30pm latest. Time to get some sleep...
