Had one tenant, she had delusions that children were trapped in the walls. She cut open the walls and also tore wires out from a utility closet to stop the “signals.” They were for the heating system. Pipes froze and flooded 4 units. 20k in damage. I let her stay though as it wasn’t her fault, as long as she stays on her meds and doesn’t repeat. People have no idea of the damage. She can live there 5 more years and I won’t see a profit from her.

would you believe i paid up three months in advance with receiving only $228 weekly from UI?

Yes, was a claim, 1500 deductible, not a HUD property, RD, like HUD but worse.

first, last, security for market rate is the norm here and I am surprised that any landlord would even rent to you if your only form of income was unemployment. If you’re saying it was for HUD then call your local HUD office as they are only allowed to take security and first months rent.

Insurance did cover it, but lost a few months on one of the units as it hadn’t been turned yet and the rules say you can only put in for lost rent on units that are ready to rent. And it’s crazy but with rural development you only get rent if you move somebody in on the first of the month. So if I have an applicant who will have full subsidy and they can only move in on the 3rd my choice is to give them a month for free, or make them wait a month. So timing is critical to get things turned quickly etc.

Without our landlords we wouldn't own our house. For years we had affordable rent which allowed us to save towards buying a home. Then when they decided to sell the home they asked us first before ever going onto the open market.
I can't help it. For every story about the good guy, there are 50 about the asshole who kept the cleaning deposit when the house had been cleaned. Or the fucker delaying needed repairs. Or simply being an ass.

In most business dealings, the person who pays is the valued customer. Read 'freaks posts. He talks as if they are his to do with as he wishes.

My complaint about landlords is a broad brush and unfair to some. I'm generalizing based upon my own experience. If the person you rented ever talked like @DaFreak did then he's an asshole landlord. I've known many assholes like him. They are leeches and not contributing members of society.

In some ways, pointing out you had a good one proves the point. There are plenty more out there who society would be better off if they were denied the right to own land.


Regarding the "without landlords there wouldn't be any housing" line. Well, Cali is not exactly a stunning example of how well that system works.

i'm surprised we have a pandemic and a 'for lease' sign outside..nothing wrong with losing your job for circumstances beyond your control.

the renter that left this weekend mumbled something like 'Twilight Zone'..i don't know what he meant but..maybe he's not liking what the PM is up to?

as for taking UI v SSI v SSDI v SS v Freddie Mac v Fannie Mae...it's all green and spends the fvcking same way..stop being so picky- i pay my rent IN ADVANCE..i also have references of past rentals and mortgages WTF you think I'm a Hobo?

Tbh, dafreak sounds like most landlords. The business is what it is, it often isn't pleasant as it's where people live...but you have to pay rent...but tragedy happens and you can't make it...but the landlord has to pay their mortgage on it...so they have to...blah blah blah. It's a touchy subject, I had a hilarious stereotype of a landlord once living in Boston, buncha gold chains with the shirt open smoking a cigar.

Worst landlord I've ever had was in Boston. When I went to school there I lived in Beacon Hill, so I can't really call him a slum lord, because it was a nice apartment, great neighborhood, but god damn if he didn't act like one. Trying to get him to repair anything was like pulling teeth.

Rural development, which is the an older low income housing program that is being fazed out. There is no more funding for new construction. Government has switched to tax credits which is a better way of doing things, much cleaner. Majority of new construction you see will be tax credits. Biggest difference from a renter's perspective is that the rent is not based on 30% off your income but rather your income puts you into a bracket where the rent is anywhere from 30% to 80% of the average area rent. You can also combine it with housing vouchers whereas with HUD or RD you cannot use voucher.

But I don't really believe you when you say the things you do, because it sounds like you don't have a clue about the industry. If I had to guess, I'd guess that your father who you greatly disappoint in life owns a building or two and you probably don't work at all, unless you consider that constant nonsense you spew work.
My wife and her parents own dozens of properties and oddly enough are not being constantly hounded by "the town" for ignoring tenant complaints and leaving them in dilapidated slums! Hard to imagine for a scumbag like you, i know

Oh damn, I was pretty close wasn’t I? Didn’t think you had it in you to actually make it on your own. How many of those are low income housing properties? Family properties? Complaints are par for the course guy. We aren’t constantly getting complaints either mind you, about once a month on average. We have people with cats with no pet deposits crying about fleas (guess where they come from?), we have people coming from shelters crying about bed-bugs (guess where they come from?). Last year, in the middle of the largest blizzard of the year we had a lady slip and fall because she had to go to her car to get something that couldn’t wait till morning. She complains at least once a month, she’s bat shit crazy. Trying to sue me for medical, but she literally forgot where she claimed she was hurt and claimed it was the wrong leg when being disposed.
But I dont believe your wife doesn’t get complaints, even with a dozen properties. More likely she doesn’t want to bore you things like work talk. You’re probably busy playing x-box or something.

it really sounds like you need to be a lot more selective in who you rent to..i managed 36 units for 13 years, we had people who never complained about bogus shit, no one ever tried to sue us for anything, no one ever reported us for a damn thing...the worse we had was a couple of hoarders, we had to just redo the whole interior of their apartments when they moved out, and one kid had a dog he wasn't supposed to have, we evicted him when he got pissy about it, then had to redo the carpets because the fleas were so bad...we did have two women who hated each other and they fucked with each others vehicles...one tried to complain to me, i dialed the police and handed her the phone, last i ever heard about it.
had a few people who were chronically late with the rent, but they always came up with it. we'd let that go for 3 or 4 months, then have a talk with them about it, if they didn't get it together, we evicted them...we provided decent places to live that got regular maintenance, and had no problems with frivolous complaints...try that, maybe?

Unfortunately you don’t have the choice with government housing. You have to put the next qualified applicant in regardless if your gut says they are going to be the worst. And some of them come with properties when you buy them. Besides, I’m in the housing business and believe in giving people chances. If you pass on somebody who is qualified you can get sued, even if you’re in the right. Got sued last year by some lesbians, bad credit, rent in arrears, bad landlord reference etc. they claimed discrimination. I won but the cost of losing can be in the astronomical. Luckily I had a woman in transition and a gay couple in the same building.

we were never beholden to the government for anything, so i'll have to take your word for that. i lived in Gatlinburg, Tn. where there's been a chronic housing shortage for a long time, we usually had a list of applicants waiting to choose from, but we never looked at race, religion, or sexual preference...the boss looked at work records and if you'd ever been evicted...that was the only criteria we had, no one ever challenged it

Yeah, eviction records are like winning the lottery when you know they are trouble. But I’m taking people from homeless shelters etc for the low income properties. If I don’t accept them they spent another New England winter in shelters. It means more stuff like frivolous complaints etc. But it’s also why I laugh at what’s his name up there talking shit with no knowledge. I also have high end buildings with million dollar units, those people don’t call the city, if they have a problem they call me. I don’t know which is the bigger headache to be honest. Either way, it’s just part of business. Heating season has started which means more complaints. Luckily for me, I have taken a step back from the day to day and within a year I’ll be retired. They only bother me with the bigger problems now.
