To All Landlords Who Own Rental Properties.. We Have Questions

I just wanted to get the heads up from some of you RIU members who own rental properties. I have a couple questions as i am sure that there are others out there who do as well about renting property such as land or houses.

so i am bout to be moving into a house, but i am trying to figure out what kind of questions i should ask, or mannerisms i should be looking for to know that my landlord isnt gonna be a commie.

so how would i go about knowing if a landlord is going to be doing a lot of inspections? do you guys lay it out in the lease saying we inspect at this time, or for these reasons? or is it more of on a whenever you feel like it type deal?

also how do you feel about people growing in your rentals assuming they dont leave holes in the walls or trash the place? would you even care if you had a tenant that you knew grew, but paid every month on time, and kept the place clean and quiet? would you let them knew that you knew they grew? would you want bud from them lol?

also is a landlord that doesnt do many upgrades n such more likely to not care about his place and do less inspections or are they just cheap? or with an older place is a landlord more likely to come around trying to fix shit all the time? whereas for instance someone who has recently rennovated their property, are they more likely to be peeping toms and try to come over and check shit out all the time?

basically i am trying to figure out what kinds of legal questions i should ask or be aware of to find the safest growing environment possible..

landlords have to give tennants at least 24 hrs notice... but even so i always change my locks so no one not even them has a copy
also the less u bother them the less they bother u. i have only seen my landlord 48 times in four years. and thats only once a month when i bring them rent

i know that, but 24 hours notice doesnt mean shit if you are out of town for a few days or if your landlord does an inspection once a month.. tearing down a big grow can be quite a problem, and reading another thread about inspections got me thinking about how i need to get ready to find a new place here pronto LOL

my landlord has come in my house 1x a year for the past 4. hasnt said a word. He ought to know, im sure if he cared he would have made a big deal about it by now.

He has always given me like 2+months notice and has 'tunnnel vision' and just attends to what he needs really quick and leaves.

no walkthrus or anything.

The way the economy is these days, most rental places are begging to keep their tennants, yeah, if they are bad people then get them out but if they good, rental place wants you (your money!!)

right but if your out of town and they dont have a copy of your key then no inspection till u get back and sanitize your pad

and i totally agree, i think that with how the economy is going landlords are going to give the tenants exactly what they want.. and i feel like if a tenant wants to be left the fuck alone, and just pay the bill.. shit that seems like the perfect tenant LOL

what do ye landlords say lol

pretty much all landlords have keys. they have to give you 24 hrs notice, a lot of people ( like my landlord)will give 2-3 days notice. edux is right, landlords dont want tennants to move out right now.

Our landlord before never came inside unless invited. If you change the locks how can they?
Now I live in an apartment and I have to be more careful, because of yearly fire alarm inspections
and pest control, but I keep a tidy appearance and they have no reason to snoop around.

That being said, it's hard to say how you can tell if your landlord is going to be a control freak,
and it would be hard to make an agreement for them not to come inside without rousing suspicions.

Are you in a legal state with a legal card? If so just say straight up you are partially disabled or whatever and are a legal medical patient who will grow.

Don't mention the scope if it's large but just say straight up on the phone and it'll take about 2 minutes to see if that's ok or not. Remind them that their house is safe from state and federal troubles now and it's all on the up and up. And that you won't be damaging the house in any way.

If you aren't in a legal state, then what you do is find a specific floorplan that has an out of the way room with ZERO reason for the landlord to ever go in said room and put a lock on it. Very few landlords are going to be inspecting every room while you live there, it's usually just making sure plumbing, electrical, roofing, etc is in tact and working and checking to see if you've trashed the place in general or if you let the yard go etc. A room with no plumbing or water heater or furnace or anything like that he'd need to check on ever and then if a situation ever comes up where they want in that room you can just say you rented it for storage to a friend and he wanted a lock on it. And if he'd like you can open it up for him when your friend is back in town in a couple days.

Or something like that.

ya thats what im afraid of LOL.. ill probably end up trying to find a place that uses some shitty property management company. i know they dont give a fuck about anything but rent llol
