Hey, y'all hope you're enjoying this great indoor growing weather up in the northern hemisphere, I know I am.

So I have land (40 acres) in PA, and ofc want to make a great legal weed farm there when they go legal (at some point). Sadly I live far away from that state and Im looking for any resources to help. I don't really know where to start . . .

I know the most important part is following the laws, if anyone knows where to find the laws.

If you have an outside (or greenhouse) grow journal from PA I would love to give it a read and pick your brain.

How hard it was to get the legal papers.

Any other large legal outdoor grows

I live in OR rn so I've seen my fair share of farms, I've grown weed indoors and out a bit. So I'm not a complete newbie with weed, I understand it's an ambitious project but I only want constructive criticism. I'm only on the early planning stages.

How much weed could you possibly smoke that you'd need 40 acres to grow it??

You just need to read the state law and guidelines carefully, each state is different. Some have specific standards for growrooms that you must follow and an inspector will come out to approve it. So if you spend the $$$ building up a grow, you want to be 100% certain you pass. The lowest cultivation tier of each state really varies greatly in cost too, some are ridiculously expensive and nearly impossible to get, others are pretty affordable for regular people. Just start by seeking out your state's cannabis law and I'm sure they will have a department with a website eventually with all the forms and stuff. Good luck and save up as much $$$ as possible. You need a big chunk of capital to make any business happen.

I've read some states almost require indoor grows for security reasons. If you think you're gonna seed 40 acres, well, probably not gonna happen.

Thanks for the advice y'all. I know I wouldn't "seed" 40 acres (clones ftw). was hoping for a few greenhouses for weed for flower sake, than I have a nice steep hill for some outdoor for extract. I noticed here in Oregon extract became massive over the first winer as everyone realized they were sitting on 1000 of pounds.

as a side note I was reading about how PA you can only have certain strains cause the strain needs to already be in the state or something? I've been reading about the OK growers being questioned on how they got clones that were only available in CA or something like that.

In a crowded market competition will be a problem
Especially for a rookie
so yeah 99% rookie do you mean competition from pre-existing businesses such as "Shango" and the likes?

Anyone have knowledge of the Big extraction game? I low-key have access to a 10,000 sqft warehouse that is used to store apples in nitrogen and at a colder temp to keep the apples good for longer, seem like what the extraction ppl are using?

Have you even looked up licensing? The associated costs and availability?

You're getting way ahead of yourself. If and when they legalize in PA it's possible that they will have a residency requirement like other states meaning that you'll need to have proven residency in order to obtain a grow license. Owning land is not residency. If you have a driver's license issued from another state or voted in another state you are not a resident. There are challenges to some of the residency requirements of some states currently working their way through the courts but I haven't been following it close enough to know how those are turning out.

You could end up being denied a license. The business side will likely prove more challenging than growing the plant.

If you just have land sitting unused you might want to think about possibly leasing the land to someone else to grow crops on it.

Security alone would require trust fund heir to provide. And for the unknowing these are the exact people owning the legal cannabis in every state. There’s more to being licensed than having the money for the actual license.

I urge all dreamers to look at Colorado laws. So far most states have simply copied the CO regulations. No state is more generous and most aren’t even that good.

The licenses are in brackets. Rich? You can afford to go unlimited. Unlimited canopy. Unlimited acreage. Rich you’ll need to be to comply with security requirements. Video feed 24/7 to the state to assure there’s no diversion. This includes your trash. Dedicated camera showing the dumpster.

40 acres? Good luck fencing that to meet requirements and a pissed off pit bull doesn’t meet the threshold. You’ll need cash for everything until you can sell your first product and this usually includes the tax on the bud assessed on the grower. Alaska it’s $50 an ounce for flower. $15 an ounce for trim.

And then it’s getting someone to buy it from you in volume.

It’s a pipe dream.

I have a aunt there who lives on said property I thought about working with her if there is a resident requirement. yeah I know I could get some money if I leased it to deer hunters and farmed traditional, but it's family land and are friends of family hunt there for free already. we actually just got a 12 point.

for the record Im not a multi millionaire but I have friends in or who run multt million weed farms here, I need to chat with them more and looks at the ins and outs of there projects. I know that the buissnes side is always gonna be the hardest part of growing weed.

where are you getting that 50 an oz for flower? I assume bulk pricing? no way weed shops are just buying a oz got to be at the 800a p and than just subdivided. also I just have access to 40 acres I doubt I would grow on all of it.

What was the trust fund heir thing for security? just you need alot of money easily accessible to provide security?

Another thing to look at is the possibility of federal decriminalization. If that happens the chances of getting up and running before all the out of state weed from other legal states starts flooding in are slim. There is significant bipartisan push in Congress to get that done. If that happens then the floodgates from states like California, Oregon, Colorado, etc... will open up and before you can get a seed started the market could be saturated with out of state weed. Once cannabis can be transported across state lines like any other crop it will be grown in the better growing regions.

If I sound pessimistic it's because I am. Sounds like you're taking the right approach and not rushing into anything. Talk to the people you know that are growing commercially. Most of us on the forums are just speaking from reading the laws and have no actual experience actually dealing with the bureaucracy and issues that might arise. Myself included.

A grower yields 20 pounds. Before it can be sold to a retail they must pay $50 per ounce of flower. Period. Where’d I get that information? From doing it.

Check the prices per foot of security fencing after finding out height and material and construction requirements. You think they’re going to let you grow 40 acres with a simple fence around it?

You responding to my information that way shows you have a very steep learning curve ahead.

At least you called it what it is. A dream. Trust fund heirs? You realize banks can’t help. Not with loans. Not with accounts. Nothing. It’s a cash business including paying taxes. Some places have considered using bitcoins to get around that. The law was designed everywhere to keep dreamers dreaming.
