Quick tour of the grow op (Compound HQ)

Yeah I installed a 200 amp service to my other building as well. I could probably add another service drop for this one. But don’t really want the inspector out here again(not sure why he was nice but govt types always worry me). I’m pretty sure if I run my lights off one drop and my climate control off the other I will be fine. Will just need to run opposite of my other flower room.

I’m running the new gavita 1930e led’s now in one room. I’m on my second run with them. I’m still undecided whether or not I like gardening with LED. So at this point I would go with what is proven tech for me. I’ve been doing HPS so long the runs feel easy, like driving a self driving Tesla vs a NASCAR on wet track(that doesn’t really seem much faster than a tesla) Not to mention I have some extra fixtures already but even if I didn’t it would cost me 15k more up front for lighting cost. A few k of that will go toward bigger AC. But saving 10k and being confident I can run the room no hiccups is def making me lean toward the de fixtures.
You may have better luck with bar style LED’s than that 1930 gavita. Good luck man.

Quick question, answer if you wish, what would be a rounded number for your initial investment? What is your ROI on such a venture? Something Ive been tossing around in my head. I was an early investor in the pot sector, that area for the time being is dead imho. Might as well pull out and invest in some capital that I can control.

The best part of this "dream" is sleeping till 11 :p. Im not a morning person. I'll work out there till lights out at midnight, and then shower down and chill for a while. By the time I do that, It's 3 am or so. We're getting audited on the grow op by the State on Thurs, so I'll have to set a 9 am alarm LOL!
Love it! Maybe one day my state will do something

Going from memory here, but we have about 100K in that op. The building was already there in 2007. It was my shop, so we just converted it by building the grow room first, then the processing room, office, cure room. Everything in this biz is expensive, but since being in the biz, we've made 4 times the investment... not getting rich by any means, it's just a living... and it's gettin worse by the year as the market is crashing as we speak. Too many growers. Good news for us is we're all paid up, no debt or investors like alot of other folks out there. We're starting to see ops close up because they can't stay afloat due to the debt they have to investors, or trying to pay a mortgage and other bills. We don't have any of that.

That's great to hear! I'm in a state that's now legal, but getting the recreational market up is been a snails pace. I don't care regardless for my personal usage. Now they are legit, with a little grey market here and there :rolleyes:. 100k is not a terrible investment considering what you've done with it. You cut out seedbanks, are developing your own strains, your doing it right, solidifying your existence, creating a lane for yourself. Your facility looks well laid out and clean. I don't have much comment on the actual operation though. Too many people think they can just dump money in these ventures and think for one second it would be like the streets. This is a new game, different playing field.

Kudos to you sir. I am now following you with eager eyes. 8)

Much appreciated!.. we didn’t want to go a million dollars in on this deal since we knew there were going to be no caps on canopy, and also knew that after a few years, the market would be saturated… which it is. So, staying small has worked out good for us. We’re older and close to retirement anyways, so we’re just gonna bump along until it doesn’t make sense to do anymore.

At the end of the day, your making a living off of something that used to be incredible taboo. As long as you stay in the black, man, I wouldn't grow the operation. Personally, id take any stash from a smaller "artisanal" op then any larger "run by numbers" solely for profit corporation.

Keeping it small means keeping it fun. As soon as you start worrying about the bottom line over quality is the day id hang it up. At least that's how I look at it. Granted your OP is not small by any means, well, compared to 75-90% of the growers here ( no slight by any means, please don't attack).

Totally agree. It's enough to keep me busy, but no so much that I don't have time to do other things. Def more time on my hands than when I was working in the Corporate World. 90% of the grow cycle, I spend about 2 hours out there per day, and I can go to work at 2pm, 4, whenever, and then go do something else.

There are trim teams that will come in and have a crew of 15 Edward ScissorHands, and knock out 20 lbs a day.... and they charge by the lb. Currently, the average trim team charges $90-$120 per hand finished pound. So, this makes sense for us to just hire that out.... I hate trimming.

Trimming is the bane of my existence. I regret some grows at times because I know what's coming for me. I mean listen, I only grow 2-3 plants at a time and I still hate it. I could only imagine your situation. And I'm assuming you've ruled out those machines? Hear they beat the buds to living hell. But hey, $100avg per pound isn't bad at all. Completely out of that loop, is there like a 1-800-Trimmers or something? 8)

We've been using a pair of GreenBroz trimmers... very gentle on the buds, as it only spins at 20 RPM, and no suction of any kind. It makes great trim, and does about 60-70% of the work, but hand finishing is a tedious chore. There's dozens of Facebook groups that advertise trim teams in Cannabis groups. I put the word out that I'll need trimmers soon, and my inbox got filled with 15 companies within the evening. Some willing to travel 4 hours one way to get the job.

My first commercial sized opp I was growing Skunk#1. I bitched about trimming every time... Next grow I did I was running a Nevellie's haze X Blueberry Hybrid that leaned to the Haze side. Fuck me I didn't know how good I had it with the skunk. lol

Yeah,.. hairy strains are a bitch. One of these days, Im gonna find 3 phenos that grow big fat buds, but not alot of larfy shit.

Heck Im trimming right now and I only have a half dozen (or so) plants :roll: . Hours in... hours to go, my back is killing me. Im a perfectionist so IT'S TAKING FOREVER (Jim Belushi voice) I cant touch anything and the whole dang neighborhood can probably smell it. Had to take a break to I just stuck my scissors and gloves to the wall and came in for a few...sticky dang shit.
