Ye its a hot soil but i gave a good flush doe

Did you spray under the leaves? Dr. Bronner's Peppermint soap is a really good for bugs and mites as it has lots of oils in it. 4 tablespoons per gallon of water. It is fairly cheap and can be found in grocery stores and drug stores.

second picture shows mite or thrip damage for sure.
