Landlord inspections do they check in the attic

moving home and the new Landlord says he will do a inspection every 3 mouths
do they check the attic (I live in the uk)

Yes Im a landlord, I do quarterly inspections, and I always check out the attic and crawlspace!
Whats the best way to get round it, there's flooring in the loft so I could build a large unit up there and empty it into the shed before he turns up ?

Yer just a bit gutted, was told the landloads great, never see him anless there a problem and I been here 6 years

so got my references checked put £2,000 down and then the agency told me there a inspection every 3 mouths.
I am gutted, sure it will go to yearly after a year or 2 but its a right pain now :(

unless things are different in your country, there is nothing wrong with saying you wish to request your deposit back as you wish to have more privacy. and the aprtment will no longer work for you

Its not that easy, nearly every house goes through an agency
there not many agencys and they all know each other, my old agency knows my new agency

and as there so many growers in the uk

getting funny about an inspection
Is a really bad ideal, they will know somthings up, worse case have to put up with for 6 mouths and move

That sounds super paranoid to me. You have every right to pursue getting your money back. It's not like you're going to end up on some master list that says you are growing weed just because you said you prefer more privacy than their lease allows for.

There about 100 houses down my street, in the last year
one house court on fire (loft grow) and 2 houses have been raided and found a lot of plants

there a lot of heavy smokes down my road, so have to be extra careful

There 3 grow shops with a 5min drive
that how many people are growing in my area

Here's a Southampton landlord checklist.

Doesn't mention attic on the list.

Another possibility is to ask the agency for a document like above that the landlord will use. This should show what areas will be checked.

You could say its to make sure if any out buildings are included on the check etc.


Personally I think if you keep the place prestine and it doesn't stink of green then its doubtful the landlord will check the attic but if the attic has easy access without the need of a ladder etc then expect the landlord to check it.


It also depends how savvy your landlord is to growing.

For all you know he could have already been a landlord of a grower so knows the signs of what's what.

If that is the case and I was a landlord, I'd damn well be doing inspections every quarter as well. If you have a safe, contained, well-ventilated grow in a tent that isn't a fire or mold hazard, I'll walk out.

Unfortunately, people don't respect each other's property anymore, so most grows in rentals are not well set up.

If this is all within the street you're moving too then I would say fuck that !

Your landlord will know the signs if its the same street.

I'm in so cal
last year received a notice from the landlord that, as per new law, the state will be doing a safety inspection.
I have a great relationship with landlord but was still nervous.
I Had three tents going when they walk in, the landlord asked what they were for?, "storage' she asked, I herd the inspector laugh as he was checking outlets in kitchen, "no", "it's an herb garden" I told her.
They finished up & left, two days later the landlord came by and said we needed to talk about my "herb garden".
SHIT !!!!!
She said as long as Im not "dealing " she's OK with the grow, then asked if I could spare a pinch!!! "WHAT?"
So I grabbed a jar, handed it to her !!! (big fuqing smile on my face)
The inspector came back to make sure violations were taken care of, he said he loves the smell, that he grew up in nor cal & all is cool.


Hope your inspection goes as well........

Get out of the area man. Fuck all that.

You're only tied to that situation if you don't face the paranoia and be frank about not being satisfied with your agreement terms. They COULD be dicks about it and force you to stay but that would not be a good customer relationship so that would be stupid on their part. That's about the worst of it though. One thing they won't do is draw conclusions about what you're "doing" just because you want to back out of a deal before you even moved in. Nor will they "report their findings" (which there are none) to anyone that would somehow break your chances of finding a different place through other people.

I refuse to believe it's impossible to move far enough away that whoever you rent from is somehow going to know... THAT is the paranoia... you need to address that so you can get what you want out of your situation. Otherwise you're just rolling over and taking a pounding. Don't be a bitch about it. Know your rights. You aren't doing anything that indicates you're some hardened drug producer.

SHIT, you could even say you got wind of all the grow ops in the area from a friend and you don't feel comfortable living amongst that kind of negative environment. Then you are actually making THEM look bad and simultaneously ensuring that any reputation that could possibly (very unlikely) get around about you would be that you are a stand up citizen who looks down on that.

Reach down between your legs and grab your balls. Seriously, do it. Squeeze them a little, remind yourself they're there. Then make the phone call. You are doing nothing incriminating.

P.S. I was being a little bit of a dick but it's just to give perspective... fear is a matter of choice of perspective.

you do need a ladder to Clim up into the loft and and its got flooring up there and a window (from what I can tell there where going to covert it in a large bed room and stopped half way though)

so I could section some off and make a hidden grow room as I am a chippy :)

see how the first inspection goes 6 weeks after I move in, I will build the hidden grow room and put a large projector screen over the door to hide it and say I have built a home cinema in front of this part of the roof

thanks fellow but no I am talking about the house I live in now (fire and 2 raids ) the house I am moving into is 5 min drive and I don't know what the stress like, looks ok but u can never tell till you move in

Agreed. Dude has zero respect for your privacy. I do feel your pain however, after my last landlord notified me during week 5 of bloom that they would be tenting the place for termites in 5 days. Have since bought a place.
