Simple green concentrate barely diluted will get out the carpet stains. Pick up a dry wall patch kit at home Depot. You can get both there. Tell her you have diarrhea and can you reschedule. Then you have time to fix everything.

All renters ten to damage their place. Usually accidentally.

Years ago. I had a fire inspection and an appraisal when the new owner bought the place. at my old place. I had to tear down my garden and patch up everything in 24 hours. It took me 23 hours. I barley made it. But I pulled it off.

You can.put as many holes in ad you want just as long as you repair it before you move. Carpet stains are just wear and tear. They will replace it when you move out.

Obviously the other posters don't know tye first thing about tenant rights.

IDK if it varies greatly from state to state but f you are under a lease or contract there is almost always a provision stating no work will be done to an apt without prior approval from management etc. Anything from cutting a vent hole to upgrades/remodeling can go against contract and cause anything from loss of security/deposit to legal proceedings. Even if it is repaired back to original, if the landlord can prove it was done, you lose. No major work is considered wear and tear..that generally only applies to carpets/paint/trim. My best friends father spent almost $3G's remodeling his apt., went to move 2 yrs later and lost his security deposit because of it, even though the place was in better shape, according to the owner..and the owner told my buddies father that he can now get $200 more a month for it because of the work..my buddies father looked into legal options to recoup some $$ and found out he didn't have a leg to stand on because the landlord never approved the work.

I find it extremely rude and lacking respect when someone rents a place and then treats it as though it's their own property..tearing the place up, not caring about the building, not calling to let the management know there are issues, usually with the attitude " f the landlord, they are getting rich off me." when in actuality most small time rental owners just barely make a profit, usually that income is their only income.

She didn't modify. She just ran lights and probably ran ducting. Small holes are easy to fix. You always save the pieces you cut out so you can put them back, seal em, sand and repaint. I've done it 100 times. Any actual mods definitely talk to the owner. I had a ballast go out on a fluorescent light in the kitchen. I replaced the whole light with an led version. I talked to the owner prior. He gave me 50% of the cost off my rent.

Tenants do have rights. In California tenants have more rights than the owner.

With deposit. If they don't notify you within 10 days after you moved out with how much you get back. They have to pay the whole deposit back. If they do tell you and don't pay within 21 days they have to pay the whole thing. There's several precedents that favor tenants.
