House Rental Parinoa...anyone know anything about house rentals?

So im trying to get a house, im in college and im looking to probably rent it. Rent is around 900 a month without utilitys which i am fine with, needless to say i dont have a job but i can grow. i have some money to pay rent with for now, but if i was to go through renting the house would the fact that i dont have a job raise any red flags if i am just paying in cash every month?

Not if your in college. Your parents could be paying for it. Like GT said, why not use a bank account

i mean i feel like as long as the bills were payed it wouldnt matter but idk im kinda hesitant about using a bank account, i keep thinking about the IRS or some shit. you think id be fine...i could just say i get paid under the table or my parents fill it up....

Don't make huge deposits, thats what will make them suspicious. The people your paying could care less were the money is coming from, and sometimes prefer cash particularly landlords.

I have a few rent houses. I love when renters pay in cash.

And yeah, if you dont have a job, I probably won't rent to you... Sorry

...yea that was another thing i was thinking too, i mean i could get a bullshit job somewhere at some restaurant or store for the time being before signing the papers, but I could put a pretty big deposit down like 4k-5k whenever renting it, would you consider renting to me now?

Don't put it in the bank.

Banks now a days are becoming more and more observant of deposits...


Even if it's only 500 bucks. They are cracking down hard.

Even if you had a job I wouldn't put side job cash in there.

Sure Id rent to you... But only if your parents co-signed the lease and if they had jobs!!

Yes. Anyone who co-signs is legally co-responsible for the property. Bad Idea.

Regarding the whole bank account thing...since you are a college student, I wouldn't get too paranoid about the bank. As long as you always deposit less than 10K...at 10K the bank is responsible to report your deposit to the IRS and Home Land Security - but there's no way the government could investigate every college student that deposits small amounts of money in an account but doesn't have an official job - who knows - maybe it's babysitting money.

I think your biggest problem is going to be getting someone to rent to you w/o a job - laying down a wad of cash may do more to make them not want to get involved in your issues. I would search on Craig's List and try to find a stoner LL who doesn't really care who he rents to or loves college students. Try to make up an under the table job - like making tee shirts or selling pirated DVD's.
