Grow friendly landlord??

I know a guy who has a property in Arvada and the only way he would consider it would be by doing a lease with option to buy (VERY hard to find a lease option in Denvers real estate market) with 20k down. Its a 3 bedroom 3 bath house, 2 car garage with yard and an unfinished basement that has sub panel with 4 dedicated 20A circuits. He wants $1800 a month and in a year or two you can buy it at a pre-agreed price of 250k (Zillow has it estimated between 235-270k) and your 20k down and $200 a month from your rent would go towards your down payment. Not a bad deal if you had the money to put down and wanted to buy in the future and lock in the price now and not worry about a nosy landlord.
