If you supplement CO2 to make up the difference used by the plant sealed rooms work great, maybe even better than non sealed because of more control aspects. It's called CGE, Closed Grow Environment. Look it up, it works very well when done correctly.

You could mount the led's to a large aluminum water block and cool them via external radiator. Because led's don't emit much downward radiant heat its easier to manage thermals for them! That's the only way I could see CGE working well without an A/C.

Can you link the 3g/watt grow you've seen? I'm curious about their grow method and light!
