Brainstorming my 12' x 30' Usable Space in Commercial Warehouse

Hello Everyone, I'm currently brainstorming my plans for a 12' x 30' Grow Room in a 24'x50 commercial warehouse unit.

First I'm thinking of building a a 12'x30' frame along one side of the warehouse. I'm debating whether I should use plywood or sheet rock for the walls and ceiling.

I plan to seperate this room into 3 modules. 1/4 Veg, 2/4 Flower, 1/4 Cure Room.
In the main Flower Room I plan to use (4) 4x8 trays, (4) 48 Gallon resevoirs, (4) 1000w HPS.

The lights will be connected with 6" ducting which will lead through the ceiling into an 8" inline then into a carbon filter.

I also plan to to have some sort of Y connector attached to the 8" inline which will lead to the cure room.

For Air coming into the room I'm thinking another inline, and another Y connector which ducting will lead into the ceilings of the flower and veg modules. I'm not sure if I need to push air in/out of the cure room.

Power will be a 50amp Timer box probably mounted somewhere on the room pluged into a 240v outlet.

I'm planning on begining as early as this weekend so any input and suggestions is greatly appreciated!

You could get by with 4 lights on a run, but, I would suggest 8" for that run, depending on configuration. Split the run to 2-6" to a 8"Y. Sheetrock is way cheaper, and a lot more forgiving when cutting vents. If you make the flower and veg the same size, you just flip/flop the 12/12 time, and run perpetual. You just need 4 rooms that way. the added room is a clone/mother room. The clone/mother room can be small. You would have to have 8 lights, and 8 tables.

If you use sheet rock be sure to use the kind that has no organic material or you could have mold issues down the road.

I'm definitley going to go with your idea with the 4 rooms HappySack. Currently I have 4 1000w SunSystem Magnum XXXL Reflectors. The measurements are 32 1/2" long x 26 1/4" wide x 7 3/4" tall.

I'm thinking for managability purpose going with the smaller 2'x4' trays and doubling them next to each other and 1 Sunsystem Magnum over each pair of trays.

Also regarding the exhaust out, for my drying room do you suggest I exhaust that to the carbon filter aswell?

I would go with 4 rooms too but make 3 small and one large flower room. I'd use one small room to veg, one to mother and clone, and one to dry and trim. Veg for 3 weeks in 4" rockwool cubes and flip to flower. Pull every 60 days. If you are very efficent you could get 6 pulls a year. I would also exhaus the drying room to keep down humidity and contain scent.

4-1000's will not cover an 8'x16' ,unless you use light movers. A 1000 watter will cover 4'x4' area....so four will only cover about half the tables. Now two heavy duty light rails, pulling two lights each would be great!! Just my two cents....good luck.

Oh, one other question...do you own this building? If you dont, this thread is pretty pointless. Not to be a dick but security will be a real problem!

He's useing XXL Hods which cover a 6x6 footprint. Well that's what it says on the box. It's more like 5x5.

Light movers are great for veg but DO NOT use them for flower!!!!!!!! The buds will not get dense at all. I have made this mistake already.

still doesnt cover 4x8. Thats why I suggested the light movers. Light movers are the shit! I have a 600w over a 4x6 and it works great!

Just make sure your grow room isn't on land that is considered to part of a regulated industry. I know garbage dumps, storage units (depending on area), and some commercial real estate (depending on the the type of businesses on the land) are considered regulated industries. As such you open yourself up to involuntary inspection by various local and federal agencies. Best to play it safe and check that out...No warrant is needed for search and seizure when dealing with regulated industries. If you don't agree to inspection you can lose your business license.

Also if this isn't a regulated industry and it is inspection time your refusal for a inspection is more than enough probable cause to get a warrant (and believe me they can get a warrant for that within an hour). Growing on commercial real estate is just dumb if you haven't looked into all of that. Also commercial real estate isn't protected with the same kind of scrutiny as your home, person, or possessions.

We're hoping to knock out a few rounds, take a break in the winter, and start again after inspection.

Thanks for the input on lights, I listed the wrong tray sizes, and am thinking of going with (2) 3.7'L x 2.5'W per XXXL Hood, using the 7x7 square pots with grow cubes. I'm thinking I should be able to put 10 pots per tray, 20 per light.

My other thought was to go with the Ebb & Gro Bucket System. I'm thinking I could easily go from clones to veg room, and veg to flower, by moving the inner pots. Based on the 5x5 lighting area per light I'm thinking 12 pots per light and 1 system is expandable to 48 pots.

GLG since you dont own the building I recomend something else!! First of all you have the landlord he doesnt need to say anything before comming to inspect his investment. You have meter readers, servicemen, neighbors, and the always anoying guy trying to sell you some shit, postmen, osha and about a million other people who will come since in is commercial/retail/industial use. Besides the fact since no one lives there free game for FLIR! I dont suggest doing it but that is solely up to you. You have to way your risks. But if you have more questions about light movers Id be glad to help. Best of luck to you my friend. REMEMBER the number one rule in growing, TELL NO ONE!!!

I'm a bit confused is it a condo your renting or a wear house? (or is it a loft?) If you have a grow room in property you live in (i.e. an apt you rent) then that's protected with the same strictness as a home you would own. However if you live in a warehouse that just so happens to have an apartment in it then you most definitely are in a gray area of the law...you'd need a lawyer's advice on the kind of scrutiny you face. You could just bring up the kind of protections you have under the first and fourth amendment living in a place like this. A lawyer will be more than happy to tell you (I'd contact a constitutional lawyer or a real estate lawyer).

If this is just a storage area or part of a wearhouse you rent then consult back to my original post. Also even if you're growing in a grow tent or in a locked room you are breaking the same laws. I'd personally say fuck the tent. Those things can kill your plants (if you go cheap and get the wrong ones) also I can't see how they vent well (plastic doesn't breath well) even with vent holes I bet it gets humid easily in that fucker and I imagine the smell of pot and plastic starts to mix up between the two items. Kind of like weed in cheap plastic Tupperware. (Please don't take my word on that) This is all just what I imagine. I've never used a grow tent.


Also your land lord can never ever ever enter your apartment without your permission or without at least 24 hours notice. Even if invited in you can limit where (what rooms he can enter). If your landlord just enters your apt without an appointment or without 24 hours and doesn't have your permission the that IS criminal trespassing regardless if he owns the building or not. No one has the right to be in another's home without permission. That IS the law. That also applies to commercial real estate. When my father's landlord came by to cause trouble (we rented a commercial space for a biz) we told him to fuck off before we called the cops for trespassing. We had expressed we never wanted him on that land so long as were rented unless he gave us advanced notice and we permitted the visit. Also this applies to cops without warrants. Never ever open the door for a cop if they don't have a warrant and you are ridding dirty. Tell them they can either have a conversation with you through a closed door or window. Otherwise they can have a someone call your cell later or call you now.

My office is located in Oakland which the growing limit is 99 plants per patient. I'll definitely consult with an attorney prior to start and let you guys know the result!

Pretty sure it's 72 per patient in the O. You might wanna check that again. I have the limits for all countys/towns posted on my wall at home. If you check this link half way down it will tell you

Aside from regulated industry surprise inspections, I believe fire marshalls schedule yearly inspection, regardless of the business. Don't you watch Weeds on Showtime, man?! ;)
