Commercial grow advice

Looking for serious advice on a potential small commercial cultivation site.

Family owns 10 acres of land in Oklahoma, they seen me growing here in California and asked me what it takes to start something small and really turn it into something one day. The land has small farm house on it that is 1000 sq ft with a over head loft area that's around 900sq to 1000, the bottom level has no walls and would obviously need some small renovation. Suppose I was going to wall out 500sq ft -600 sq ft for the bloom room and use the remaining sections for the vege and drying room. Whats the max amount of HPS lights I could put in the bloom area? Whats a realistic budget I would need to make it happen. I would finance solar panels on the roof to minimize the energy bill. Just looking for some baseline ideas and numbers to present them with before I say yes I would try to do it.

50-60 watts per square foot for HPS (I currently am at 62.5 in one of my 4x4' tents with a 1000W lamp).

Regarding solar, it's fine to run fans, controllers and other ancillary items (I do), but you'll be spending 10s of thousands of dollars for a solar rig that'll run the whole grow. Much of that will be spent on battery storage alone.

You'll need to provide a lot more information before anyone can give any numbers. Right off the bat, what's the electrical like? Is it reasonably up-to-date, or is it all old knob-and-tube? How many Amps is the main panel capable of?

How do you plan on dealing with heat from say 10, 1000W HPS lamps?

There are a lot of factors that need to be considered, lighting is just one of them.

Here in ok there's a dispensary around every corner and most of them got their own grow

Hey wt part of OK are you in. We are going to be in small area 1 hr hour south of Tulsa. I know its saturated in OK we are just looking to see if we can make something small happen and later jump on top of Kansas when they approve. And from what you are saying it would be best to cultivate and operate a dispensary?

Renfro I was thinking 100k would allow me to do this small grow of maybe 15-20 lights and have HAVC, equipment, renovation of this small house. We just wanting to get our feet wet before Kansas approves and then try that market at a high level. My grow here in Cali obviously much smaller but its run me 10k or so so i figured 100k i cld swing this OK deal its not a building.

If you're looking at spending 100k, I would highly recommend that you hire a quality commercial grow environment advisor to scope the site out directly, and provide documentation along with quotes for various configurations.

For that, @Renfro might know someone, or be able to fly out to do the assessment himself.

Definitely was going to finance the solar unit so i wouldnt pay the overhead straight up. Solar saved me so much at home on my grow room went from 1300 month to paying solar company $220 and electric bill $90 bucks month

Def do not finance the solar if not needed. See if you can obtain a Power to Purchase Agreement (PPA) where you’re only in contract for the energy. This could save you a lot of capital.
