You better seal that room up good would hate to have to pay 30 - 50 - 100k to repair that house from mold and other issues and trust me there will be some damage . always

PS: Get good home rental insurance

The previous owner said he never used one just used aircooled hoods. and grew some fire ass nugs. I CAN NOT comprehend that coming from texas. It's a basement, and know nothing of basements.

I do know that ground is to cold right now to directly set pots on.

Whats wrong with a flipbox? That could literally double our grow to 16K without power spikes.
So do two ballasts on an opposite schedule, and unlike the flipbox setup, if a ballast quits it's only one side. One spare ballast and you're back in business. If your flipbox dies, you're fucked... unless you buy a spare of THAT, too. I found it a false economy.

Also, many digital ballasts will not work on a flip; thinking the event is trouble, their error sensing system will shut it down.

For these reasons, I think flipboxes are a waste of money and I've been running flip schedules for years.

TBH personally i wouldn't set your self up for disaster start of with 6 k get it going then add lights if need be some people think that adding more power will indeed up your game when truth is in most cases GPW drops , just saying
Your in a new area get the feel of the climate and what will come at you , then slowly go bigger,, unexpected things
We see it all the time leave your self room to spread out throwing all your eggs in one room is looking for trouble , like people crying when they put all there plants in one out door spot only to find it ribbened up or stolen
get cuts that are 100 percent insect and disease free would hate to be runnning 24 k litterally 24 hrs a day 600 plants or what ever only to have insects. or disease wipe out your first grow now your stuck with rent , power usage, and nutrient bills
thats the problem today people jump to hard into the puddle rather then take gradual steps

You will want to run sealed so you can manage RH and CO2. Just because the previous grower was an amateur doesn't mean you're stuck following in his footsteps. And I'm not buying that it worked fine all summer, either. In Estes Park (gateway to Rocky Mountain National Park, elevation some 7500') sure, but Greeley? Fuggedaboudit!
