What would you be willing to pay to rent a commercial grow room?

Suppose the room was something along the lines of 10' X 12'. All the lights are provided including electricity. Ventilation and CO2 are provided as is water.

You would also have a locker for your stuff and be able to use a wash tub and slop sink. All of this in addition to your 10 X 12 space.

Would this be worth $299 per month? More? Less?
 
commercial? is this what you are offered or something? And you get to come in n take all the buds whenever you want is in the fineprint of the contract too right?

The price is right, I would just be worried about other elements. Is it a multi unit building? If so how much traffic going in and out? Security? Ect. Ect. If you've already done the leg work and are just worried about the price, then it looks like you've found a great spot. Congrats.

Still in the planning stage - just thought I'd put it out there.

This would be like an indoor storage but set up for growing. One would rent the space just like renting a storage unite. Of course security would be heavy and there would be armed guards at all times. Right now I am checking on the legality of the issue.
 
We have a place here in Oakland that rents a 12' by 12' room, + electricity for $500 a month. Power is calculated on your grow system. Right now it's about $.155 per kwh, if you have 3K watts of lights and 1kw of fans and other stuff on an 18 hour cycle your electricity costs will be about $350 per month. In summer it goes up about $.02/$.03 per kwh.
 
i would say that the higher the risk, and the more security provided, the more money a landlord should charge.

Yesterday, on craigslist, I posted for rent a 300 sq. ft. insulated, finished, stand-alone, secure grow-garage that is on my property. I had no idea that I would be bombarded by so many people looking for this space. My reasoning was that I am an MMJ patient and I also just got laid off, so I am looking to make some money. I considered that I could use some extra cash, but not a pissy $500 a month, knowing the inherent risks and also the gains involved.

I also know that you can fit at least 250 plants in this space, so the grower could make a HUGE f'in chunk of change, so why would i only ask for a measly few grand for 6 months of rent? Its a business. So what would it be worth to you if you needed that kind of space?

Shouldn't I get a share of his harvest as well?

i would think that the high overhead cost would not make this financially viable on a large scale. also a very high initial overhead investment... climate control, lights and lamps, air filtration (what do you do when 20 yr old college dude trying to finance next semester by growing 3 bagseeds in 5 gal bucket gets some males and pollinates the entire building and your other tenants are fucking furious and demand restitution??) security, taxes, licenses, zoning variances, building inspections, insurance, security, credit/collections/accounts payable and recievable... theres quite a long list of shit that needs to be paid upfront... never mind the bankroll you will need to keep the operation running untill (hopoefully) youi gain enough clientele to make it wirth your time and money.....

im not saying its a bad idea, its not at all! id pay it if i knew the deal was straight up. but im just saying it will take alot to get it off the ground. and security will become a major major issue. once word gets out you have a building full of ganja, the goons are gonna come gunning for it. its just a matter of time, and the longer the time goes by the bigger the goons will be when they show up.......

you would go broke @ 299 that wouldn't cover the electricity...a 10x10 uses 4 -1000 .....To run a warehouse of grow rooms... you would need at least a 10,000 amp service and everyone running on 220 then add 3-4 ...10 ton AC units your gunna need to run 24/7 they use 410 amps each @120,000 btu

I suppose if you were the landlord or the tenant,that would dramatically change how good this deal is.I don't want to know your business but I read it as you were being offered this deal by another,In that case it sounds like a screaming deal.If it's the other way around,I would offer it at a bigger price.

Great Topic!

I was thinking more like $10,000 for a 5 month run. Much larger space though, 60 X 30, AC CO2 lights, maybe even 72 3 cubic foot 707 soil bags.

Any thoughts? The wife thinks Im nuts.
