Moisture stress problems

Im on my fourth grow and cant seem to figure out why i have so many problems with moisture stress, anytime i water my pots to the point of runoff even little pots they stay wet forever , i tryed 1 part sunshine #4 and 1 part fox farm chunky perlite and tryed to water through and still they stay wet forever and it seemed like it caused the soil to compact ive tryed many different methods i keep the proper temps 73 - 79, humidity is 40-60 %, have a fan blowing air on pots, my exhaust fan exchanges the air volume in under 1 min im currently using 2 parts sunshine to one part chunky perlite to see how that works im just watering about halfway down the pot to insure i dont keep em wet forever i know this is bad for the roots at the bottom i dont know how to get the soil to dry up in 3-4 days like i want it too. Please any and all tips, tricks or anything i should add to my sunshine soil that will allow the dirt to be watered through and dry up quickly while still maintaining my temps and optimum conditions im gettn fed up with containers and theyre watering needs. also im using Advanced Iguana grow and calmag, distilled water Ph 6.3-6.5

It sounds like way too much perlite! there is already some in soil and then mixing it 1 to 1 your buckets must look almost white! try a bucket with out adding any more perlite! and a bucket with only about 10-15% added to it! I've used fox farm and now roots organic and I don't add any perilite to my soil, just dump it strait from the bag to the bucket! The chunky perilite holds even more water!
