Cooling idea

I am thinking about another grow room and had an idea. The room is on the main floor of a 2 story structure. Its going to be kinda big. Which will give off quite a heat signiture. I'm thinking of doing this and want to know if anyone has heard of this or see any problems. I'm thinking of installing radiant heat flooring kits on the ground level(the level of grow room) and the second level(floor above grow room). The kits work by circulating hot water through tubes in the floor. The hot water warms up the floor .But instead of having these kits hooked up to a water heater or boiler I'm going to have it hooked up to a direct line to the well. So I will be having cool water run through the floor of the grow room keeping the res's cool(growing hydroponically) as well as having the ceiling cooled down keeping sig lower. The ventillation will be setup to to vent where the gas water heaters now do as well as where there is a dryer vent now. Thanks for any help.
