Buying a house in the current market?

Whats your opinion on buying a house in southern california? The wife and I rent a house in so cal, we have both lived in so cal our whole life. We are thinking of buying, but we haven't been watching the market. Anyone have any insight? Is the market just going to keep going down? Or should we jump on it while we can?

Check the taxed value of the home over the last 5 years...see if it dropped 50%...good to buy that up :D

A depressed market, record low interest rates, it's a buyers market.
what he said. If you do a little research you can find some great deals out there. however I would go speak to a qualified mortgage broker or your bank about financing before doing anything. wanna make sure you can get financing before going out.

The wife and I both have decent credit and we are approve for an FHA loan up to 200k. I just was wondering if the market is going to go down even further, if so we will wait to buy anything.

rates are good and for the most part u can get in with a low down payment. I say go for it.

Yes, it is a great market to buy and there is also a possibility that it could get worse. But brother if you look around and find your ideal place for a good price pull the trigger. Yr gonna b kicking yrself in the ass if prices, rates, or down payments start going up again. I myself live in a market similar to Cali and kick myself in the rear end everytime I see a nice place at a good price because I cannot purchase right now.

do some research and compare prices to what they were back before the boom. although not spot on but at least you have a starting point

Something I've noticed about the housing market over the past 20 years ... in the Bay Area and counties east (Valley, Foothills) is that when there is a recession, many prospectve buyers wait on the sidelines. When things look like they are turning around, thousands of these prospects come out of the woodwork, and there is a sharp demand/price spike. When the mkt recovers, figure on a hard bounce up.
I am looking for a house here in the 'Stan as well. I cannot imagine a better time to try buying than now, while it's perceived by the bottomhunters as contrarian.

One of the big problems is that there are so many frustrated hardbitten sellers who refuse to admit how badly prices have eroded, and they're keeping the price above a certain psychological line ... hoping that a market recovery will bring a sale at their price. Imo and ironically, this is a factor keeping market forces from sorting themselves. it's like phantom supply ... a house that is technically but not really on the market. It's a game of chicken between seller and buyer. cn

Yeah, we were in the market to buy a house when the last housing bubble popped a couple years ago, but everyone of the foreclosure's we put on offer in on, someone made a higher cash offer or a similar cash offer. Lots of people just waiting to get a house cheap to fix up and hold onto until they can make a profit. It's exactly what our landlord is doing right now. He bought this house for just over 100k in a foreclosure and he is holding onto it for 5 years so he can try to sell it for 300k. He offered to do a rent to own program with us, but 300k is just way to much for this place.

15years ago I bought a 100 year old farm house with a full basement, it has paid for itself.

In a lot of spots in California you can buy for the same price or lower than rent would be. If that's the case and your financing is fixed its a no brainier as long as you have stable employment and plan to stay there for at least 4-5 years.

buyer's market for sure ! Prices in california are at a low "i would imagine" . My bro just bought a house on the central coast 7 months ago.
Find a fixer uper for cheaper ! Word of advice , Check the water filtration system. The water at my house is terrible. Also make sure your furnes runs smoothly. Watch out for termites ! AND WATCH YOUR HOME INSPECTOR !!! CANT stress that last one enough !! If you think he sucks get a 2nd inspection
