The trick imho is in baking/drying the MgSo4 without burning it.
Run a new thermostat wire (brown wire likely, will have more than just red / white conductors as that's the condenser unit relay power) from the air handler to your grow room. Move thermostat from old wire to new one.

I've used a good deal of condensate however I would note there is a significant slime mold potential here so if running sterile res i suggest 0.5 ml/gal of bleach. Otherwise maintain a healthy trichoderma population for sure.
I think the brown sugar is a thin film purged shatter that's scraped and ends up looking like a pile of bown sugar.

Lime raises pH. If this buffer has built up in your medium then your pH is high.
Grab a cheap soil pH probe from home depot and it will get you in the right ballpark. My bet is you're pH is high.
