Well guys after coming home from work, I noticed the problem is getting worse. No water has been on it to make the issue worse. So I'm feeling confident that it's not a water hot spot. I'm back to square 1 and have no idea what's going on.

Water on the leaves could be a likely culprit. When I water I try to do my best to keep the water off the leaves but sometimes it's inevitable it's going to happen.
